First-Time Home Buyer™

The 24-month preparation program that walks the road from renting to the closing table — honestly, at your pace.

One-Time Enrollment Fee: $1,999

Pathway Two

Instead of “can I buy a house today?”

We ask a better question: where could I be in 24 months if I start preparing today?

Many of the people we meet are renewing apartment leases every 12 to 24 months without realizing how much progress they could make during that same period of time. This program helps prospective first-time homebuyers understand the general homebuying process and prepare for conversations with licensed lenders, real-estate professionals, housing counselors, inspectors, insurance professionals, attorneys, tax professionals, and other qualified specialists.

A veteran's note. For those who have served, this pathway includes understanding benefits you may have already earned — like the VA Home Loan — and how they fit into a responsible, well-prepared plan. Our founder used his own.

Seven Phases

What the program actually covers

Every phase is education and preparation. None of it replaces a licensed professional — it prepares you to work with one well.

1

Define the Homeownership Goal

Why homeownership is being considered, preferred general location, anticipated household needs, desired timeline, employment and income considerations, transportation needs, possible maintenance responsibilities, whether you expect to occupy the property as a primary residence, and questions relating to veteran or community programs.

2

General Readiness

Credit awareness, income stability, monthly obligations, debt-to-income concepts, savings, emergency reserves, possible closing costs, insurance, taxes, utilities, repairs and maintenance, moving expenses, and homeowners association considerations where applicable.

3

Document Preparation

A lender or program administrator may request government-issued identification, income records, employment documentation, bank statements, tax documents, statements for current debts, rental or housing history, benefit eligibility documents, and explanations for selected financial events. Requirements vary — always obtain the actual list from the responsible professional.

4

Professional Education

Learn the roles of the lender or loan officer, housing counselor, real-estate agent or broker, home inspector, appraiser, title company, insurance professional, surveyor, and — when appropriate — an attorney and tax professional.

5

Financing Questions

Prepare the questions that actually matter: what loan programs might fit my circumstances, what occupancy rules apply, what funds may be required, what costs are in the payment estimate, is the rate fixed or adjustable, what fees apply, is mortgage insurance required, what happens if taxes or insurance increase, how long is an approval or rate lock valid, and what could change eligibility before closing.

6

Property Evaluation

Purchase price, estimated monthly payment, taxes and insurance, property condition, inspection findings, estimated repairs, utilities, commute, accessibility, neighborhood considerations, restrictions or association fees, and long-term affordability.

7

Decision and Closing Readiness

Read the documents, ask questions, confirm final costs, avoid major financial changes unless discussed with the responsible lender, verify wiring instructions independently, understand post-closing responsibilities, and keep copies of important records.

Completion Standard

You've completed the core journey when you have:

  • Defined a housing goal
  • Completed general readiness education
  • Created a document checklist
  • Prepared your professional questions
  • Developed a realistic housing budget range with an appropriate professional
  • Recorded next steps, or your reasons to continue preparing

Delaying a purchase can be a responsible outcome. Completion does not require buying a home.
